Programme & recent work

The main building construction work started in April 2026 and it is anticipated that the site will be completed in March 2028. The plan below shows the location of the site compound, materials storage and car park, along with details of the sequence of the build.

Progress Spring 2026

Since starting the main building construction back in April the site has been progressing well.

Roads 1, 2 and 3 in the northern parcel are now complete (with base tarmac installed), foul drainage has been installed in the southern parcel to the boundary line, with storm drainage expected to be completed by early August 2026.

Our banksman/traffic marshal is now in place on Wooddale Lane (see photo below) and we hope you are finding the road signage directing construction vehicles to this access (not Dadswell Drive) helpful.

Foundations to plots 35-42 are nearing completion, with other foundations in the northern parcel underway. We are using both traditional and pile foundations on site:

Upcoming Work Summer 2026

Work scheduled for this summer includes concentrating on the sales cabin installation and works to the Dadswell Drive access (see separate details below), along with rising with brickwork on plots 35-42 and 1-8 - shown highlighted on the plan below:

These plots form part of our sales complex and legal completions for January - March 2027.

 

Grounding of High Voltage Overhead Cable 

Week commencing 7 September 2026, we are having the remaining High Voltage overhead cable dropped in the southern parcel  and put into the ground. There will be a shut down of power on the 7 September for this to happen safely and the electricity company will be in touch separately with further details for  those that will be affected.

 

Sales Cabin Installation

The planning application for a temporary sales area (shown in purple on plan at the top of this page) has now been approved by Horsham District Council (ref. DC/26/0049). The plan below shows the site layout associated with the sales cabin, including access, parking, pedestrian link through the main site and screening for immediate neighbours.

Work on delivering this area will start on Monday 29 June 2026. Initial works will focus on preparing the area including connecting foul drainage, installing kerbs and edgings and putting in the base tarmac. Installation of the sales cabin itself is then due to commence 20 July 2026 and be completed by 11 September 2026. After which finishing works such as landscaping, fencing, signage and tarmac top coat can then take place.

We anticipate being open for sales on Friday 2 October 2026.

We appreciate that there are several neighbouring properties fairly close to this area and every effort will be made to minimise any disruption. Should you have any questions on these works then please don't hesitate to get in touch.

 

Dadswell Drive Access

Work to connect through from Elmfield Green to Dadswell Drive will start on Tuesday 30 June 2026 with ecology and hedgerow clearance. Initially this access will be heras fenced until a more permanent fence can be installed (see below). We would like to reassure residents that no construction traffic will use this access and this access will remain closed until we move towards first occupations on site.

Key dates for diaries include w/c 24 August 2026 -  Southern water will be working at the end of Dadswell drive laying new water pipes into site, at the same time GTC will run the ducting for the Fibre communications into site. Once these are installed a permanent fence will be installed until such time as occupation of the first plots occur.

We would also like to let residents know that we are in discussion with Specialist PM who manage Amblehurst Green to obtain an annual cost for contribution from Bellway residents towards the upkeep of Dadswell Drive. This cost will be included in the service charge for Bellway residents, ensuring appropriate ongoing financial contribution. 

 

Construction Management Plan - ref DISC/26/0123

Please be advised that the Construction Management Plan has now been submitted to Horsham District Council to discharge the associated planning condition. You may recall that this condition was partially discharged in November 2025 (ref: DISC/25/0252), with this previous application focusing on the ecological elements of construction. This new application looks to firm up transport logistics, including importantly the continued use of a construction access off Wooddale Lane.

We understand the importance to our neighbours that the use of the construction access on Wooddale Lane continues. You will have the opportunity to comment on the Horsham District Council website and we encourage you to share your views on this.
